Cost of Buying an Australian House and Land Package (Updated 2026)
1. Legal Fees (approx. A$2,000–2,500)
When purchasing property in Australia, it is recommended that buyers engage a solicitor to handle all legal procedures relating to the purchase and settlement. Legal fees vary depending on the services provided, but generally range from around A$2,000 to A$2,500.
2. Stamp Duty
For a house and land package, stamp duty is only payable on the land value; no stamp duty is payable on the building portion.
Local Australian buyers: land stamp duty is approximately 3.3%–4.5% of the land price (based on a land price of A$600,000 to A$1,500,000).
Local Australian buyers who are first-time buyers worldwide, purchasing a brand-new home as their owner-occupied residence, may be eligible for a full stamp duty exemption.
Land stamp duty for investment properties is the same as for owner-occupied homes, also approximately 3.3%–4.5% (based on a land price of A$600,000 to A$1,500,000).

3. Additional Costs for Overseas Buyers
1) From 1 July 2026, the FIRB application fee for a property with a total contract price under A$1,000,000 is A$15,600.

2) From 1 July 2024, overseas buyers purchasing property in Queensland must also pay an 8% Additional Foreign Acquirer Duty (AFAD).
Note: For a house and land package, stamp duty and the additional foreign acquirer duty are only calculated on the land portion; the building portion does not incur these charges.

4. Australian Home Loan Application Fees

5. Conveyancing Fees and Other Miscellaneous Costs
These include title transfer, government charges and other related administrative fees, totalling approximately A$2,500–6,500. The actual amount will vary depending on the property price and the specifics of the transaction.
