Pallara, Brisbane's last large master-planned residential development area. The median price in this area has grown by 298% over the past almost 20 years, from $189,900 in 2000 to $755,500 in 2022. Over the past 5 years, the price of 400 m² blocks of land has risen by almost A$200,000, while the rental vacancy rate for houses in the area is only 2%. Since the second half of 2020, Pallara has seen a situation where "land is hard to come by".

Feature 1: Convenient location

Pallara is located 19 km south of Brisbane, adjacent to the established communities of Calamvale, Algester and Parkinson, and is the last large master-planned area in Brisbane's southern suburbs. In the future the government will add 4 bus stops within the Pallara community for the convenience of residents. The project is 10 km from the well-known Chinese hub of Sunnybank; just 5 km from Sunnybank Hills and Calamvale shopping centres; only a 5-minute drive to Forest Lake shopping centre; and just 5 km from Richlands train station. Although no motorway runs through Pallara itself, several of Brisbane's major motorways are not far away, including the M2 connecting the western suburbs; the M5 connecting the western suburbs to the city; the M3 connecting the Chinese districts to the city; and the cross-city M1 (Sunshine Coast – Brisbane – Gold Coast), which also links to the M2.

Feature 2: Multiple surrounding developments

A brand-new business park will be built near the project, comprising 188 companies and more than 5,799 jobs, bringing more employment opportunities to Pallara. As Pallara's population grows rapidly, a convenient shopping centre is being built in the area, including the well-known Australian supermarket chain Coles, fast-food outlets, a medical centre, an early childhood education centre and more.

Brisbane City Council will also invest A$2.5 million to create a brand-new 1.6-hectare Pallara Sport Park, making the area a showpiece of the "Brisbane subtropical outdoor lifestyle" and winning the heart of every resident.

Feature 3: Surrounded by parks with beautiful surroundings

With 8 large community parks and 56 hectares of nature reserve, the area is leafy and full of birdsong and blossoms, offering endless relaxation and enjoyment, with ample open outdoor space for children to play. This emerging community of Pallara has successfully blended seamlessly with nature — a true "natural oxygen bar". In addition to the existing Sweet Road Park, Whistler Place Park, Paradise Road Park and Pallara District Park, there are also the Kraft Street Park and the Pallara regional sports park currently being planned and built.

Feature 4: Abundant educational resources

The new Pallara State School, Watson Road State School, St Stephen's Catholic Primary School, Forest Lake State High School, St John's Anglican College and Doolandella early learning centre are all clustered nearby. Griffith University's Nathan and Mt Gravatt campuses are less than a 20-minute drive from the estate. Several more kindergartens will also be established in the area in the future.
