1. Population Growth

According to forecasts from the Australian Bureau of Statistics, over the next 40 years Australia's national population will reach 40 million — almost double the current figure. Driven by the Gold Coast's population boom, Queensland's population in 2057 is expected to grow 87% on current levels, reaching an estimated 8.9 million.

Over the past year, visitor numbers to the Gold Coast grew at more than twice the rate of the Sunshine Coast, and also far outpaced the growth of Brisbane.

2. Infrastructure

The Gold Coast boasts well-developed public facilities in healthcare, transport, culture and education. Over the coming years, the local government will invest A$13.5 billion to expand infrastructure, including airport expansion, road upgrades, university expansion, new sports stadium upgrades and plans to develop a Chinatown. The government also plans to build a new cruise ship terminal, surrounded by new hotels, restaurants and shopping centres.

Among these, the Gold Coast will build a A$1.6 billion light rail project running through some of the most densely populated areas. The project connects the city's commercial, health, education, tourism and cultural centres, bringing new development opportunities to the surrounding areas along its 13-kilometre route with 16 stations.

3. Investment Returns

Queensland has the second-highest average annual economic growth rate in Australia, and its employed population accounts for 20.3% of the national workforce. Located in the state's southeast, the Gold Coast is now one of Australia's fastest-growing cities. Economic growth and a surging population have fuelled an active rental market, with strong demand for both short-term and long-term rental properties.

According to the latest REIQ data, as of the fourth quarter of last year the Gold Coast's rental vacancy rate fell again from 1.9% in the third quarter to 1.1%, making it one of the hardest areas to rent in all of Queensland.

REIQ director Antonia Mercorella said: "The Gold Coast's growth over the past five years has been remarkable, and I'm not surprised this area has become Queensland's hottest rental market. The data shows that whether you want to rent a 3-bedroom house or a 2-bedroom apartment, the Gold Coast has the highest rents in the state."
