01 Location
Pallara is located in the southern part of the City of Brisbane. It is a rapidly developing low-density residential area and the last large master-planned area in Brisbane's south. The area is approximately 19 km from the Brisbane CBD, about a 30-minute drive away.

In terms of location, Pallara sits between the established communities of Forest Lake and Algester, allowing residents to enjoy the well-developed surrounding amenities while retaining the fresh, low-density atmosphere unique to a new area. The project has notable locational advantages:

  • Bus route 118 - Route 118 provides Pallara residents with a direct commuter service to the Brisbane CBD, starting at Parkwood Dr North near Laurel St, taking about 60 minutes in total. This route is especially suitable for commuters and students, saving transfer time along the way and providing a one-stop commute into the city.
  • Bus route 126 - This route provides Pallara residents with a convenient commuting option to Sunnybank Plaza, starting at Ritchie Rd near Falkland St and taking about 30 minutes in total. Passengers can transfer at Sunnybank Plaza to route 130 or 140 to reach the Brisbane CBD, or continue south to Heathwood and other areas.   • School bus loop 803 - Route 803 is a school bus service designed specifically for Pallara community students, connecting the main residential streets with Pallara State School. The route starts at the school gate and ends at Pallara Ave near Gooderham Rd, taking about 20 minutes in total, effectively ensuring students' daily travel to and from school is safe and convenient.

Pallara is surrounded by several motorways, including the M2 connecting the western suburbs; the M5 connecting the western suburbs with the city; the M3 connecting the Chinese community areas with the city; and the cross-city M1 (Sunshine Coast–Brisbane–Gold Coast), which all connect with the M2.


04 Recreation & Leisure
The area features 56 hectares of nature reserve, lush with trees and offering ample open outdoor space for children to play.

The most representative of these is Pallara District Park. The park's biggest highlight is a 10-metre-tall three-level climbing tower and a 190-metre "children's traffic learning track", where children can learn road rules while they play. The park includes a multi-purpose play area, outdoor fitness equipment, barbecue and picnic shelters, a pet-friendly fenced area, and wheelchair-accessible pathways, making it suitable for family outings as well as community gatherings.

In addition, the Brisbane City Council is currently planning a concept scheme for the "Pallara District Sports Park", expected to be built on approximately 13 hectares of land between Devries Rd and Van Dieren Rd. The development will include multi-purpose indoor sports facilities (such as courts, meeting rooms and change rooms), outdoor sporting fields and walkways, along with parking facilities, to meet the growing needs of the community.

House Prices

Over the past three years, the median house price in Pallara has risen by a cumulative 13.5%, demonstrating a steady growth trend. In the past 12 months alone, a total of 85 four-bedroom houses were sold in the area, yet the number of prospective buyers interested in the area over the same period reached as high as 704, clearly indicating a market where demand outstrips supply.

Rental Market

The chart below shows the rental market trend for the Pallara area. According to the data, the median rent in the area is A$690 per week, having achieved 6.2% growth over the past 12 months, demonstrating a steady upward trend in rents. At present, rental demand in Pallara is strong, with each property taking an average of only 19 days to lease — well below the Brisbane average — reflecting the high turnover of listings. At the same time, as many as 944 tenants are actively looking for rental properties in the Pallara area, with tight supply and demand, further confirming the area's active rental market and investment appeal.
